Planning Permission
Lloyd surveyors are fully conversant in planning policy. We will submit all the necessary planning approval forms on your behalf and consult closely with the Local Authority. We regularly deal with planning applications for Powys, Shropshire and Cheshire.
Building Regulation
We offer a full building regulation application service including floor plans and cross sectional drawings along with full specification, all in accordance with current building regulation standards.
We can, if instructed, specify materials and products for to far exceed current building regulation thermal standards.
Our drawings and detailing exceed minimum building regulation standards.
Structural Calculations
We can provide in house structural beam calculations for steel beams to replace structural walls whereby rooms are knocked through to create one larger room. We are also able to calculate ridge purlins to create large open plan rooms, steel calculations for beams over large opening i.e bi fold/ sliding doors.
We are have contacts with local engineers for more complex engineering requirements such as timber frame, cantilevered structures, portal frame buildings etc.
Structural Appraisals
Structural surveys of potential barns for conversion are required by all planning authorities when submitting a planning application. We are able to carry out these surveys and advise on methods of repair and potential for conversion.
Project Management / Management Contracting
We are able to offer a complete project management service, covering tendering of sub contract labour to onsite project supervision and certification.
By utilising the project management service, the client will have piece of mind that the construction work will be maintained to a high standard and the integrity of the design will be preserved.
From recent experience with new build and barn conversions we are able to deliver approximately 25% saving of build cost compared with using a main contractor, whilst maintaining a superior level of finish.
By procuring the project through management contracting the client, through the project manager, can source all sub contract labour at cost and materials at trade prices thus eliminating the (builders profit) from the total build cost whilst also having greater control over the project.
Measured Surveys
We can also offer a measured survey service, measured surveys of existing buildings for lease documents and licensing drawings etc.
Condition Surveys
When taking on a commercial lease on a property it is prudent to establish the condition of the property on lease commencement to avoid costly repairs on termination of the lease. We offer a service tailored to the individual clients needs.
Agricultural Appraisals Agricultural Workers Dwellings
We are specialists in submitting planning applications on agricultural workers dwellings with a high level of success in obtaining planning consent. In order to obtain planning permission for an agricultural workers dwelling the applicant must pass a functional and financial test. We are able to provide a report based on farm stocking and labour requirements which is suitable to support an application for an agricultural dwelling. We have had much success with obtaining planning consent in Powys, Shropshire, Cheshire and Clwyd.
Thermal Calculation
We can provide thermal calculations for SAP assessment and individual thermal calculations for individual built elements.
